The VA loan is, in my opinion, the best mortgage product in America. Here's what you need to know about using it in our market.
What Makes a VA Loan Different
A VA loan is guaranteed by the U.S. Department of Veterans Affairs, which means private lenders take on less risk — and pass those savings directly to you. The core benefits are hard to beat:
- $0 down payment — no other mainstream loan product offers this without income restrictions.
- No private mortgage insurance (PMI) — this alone saves veterans $150–$400 per month compared to low-down-payment conventional loans.
- Competitive interest rates — VA loans consistently offer rates below conventional market rates.
- Flexible credit guidelines — most VA lenders look for a 580–620 minimum score.
- No loan limit with full entitlement — if you have full VA entitlement, you can purchase at any price point with $0 down.
Lowcountry-Specific Considerations
The Beaufort County and Jasper County markets have some nuances VA buyers should know about. First, VA loans cannot be used for investment properties or vacation rentals — the home must be your primary residence. This matters when Hilton Head Island properties sometimes blur the line between primary home and rental.
Second, VA appraisals can be more stringent than conventional appraisals. The VA appraiser checks for minimum property requirements — things like working HVAC, no chipping paint on pre-1978 homes, and functioning utilities. Most Lowcountry homes pass without issue, but older Beaufort homes may require minor repairs before closing.

Getting Your Certificate of Eligibility
